1. Agreement to these Terms
These Terms of Service (the Terms) are a legal agreement between you and LeaseLine LLC, a Massachusetts limited liability company (LeaseLine, we, us, or our), governing your access to and use of the LeaseLine websites, applications, and services (together, the Service). By creating an account, subscribing, or otherwise using the Service, you agree to these Terms. If you do not agree, do not use the Service.
If you use the Service on behalf of a company or organization, you represent that you are authorized to bind that organization, and Customer or you refers to that organization.
2. The Service
LeaseLine provides an automated, AI-assisted leasing assistant for landlords and property managers. The Service can answer and place phone calls, send and receive text messages and email, answer questions about listings, prescreen prospective renters against criteria the Customer configures, and send and receive rental applications. The Service is a tool that assists the Customer. It does not make final leasing decisions; a human reviews and decides.
The Service depends on third-party providers for telephony, messaging, voice synthesis, artificial intelligence, email delivery, hosting, and payment processing. Availability and performance may depend on those providers, and features may change over time.
3. Eligibility and Accounts
You must be at least 18 years old and able to form a binding contract to use the Service. You are responsible for the accuracy of the information you provide, for maintaining the confidentiality of your login credentials, and for all activity under your account.
4. Subscriptions, Fees, and Billing
The Service is offered on a subscription basis. Fees include a recurring base charge plus usage-based charges (for example, voice minutes and outbound text message segments) above any amounts included in your plan, and may include one-time charges such as setup fees. Current pricing is presented at signup or in your account.
Payments are processed by our payment processor, Stripe. Subscriptions renew automatically for successive billing periods until canceled. Usage charges are billed in arrears based on our own measurement of usage. You authorize us and our processor to charge your payment method for all applicable fees and taxes.
You may cancel at any time through your account or the billing portal; cancellation takes effect at the end of the current billing period unless stated otherwise, and fees already incurred are non-refundable except where required by law. We may change fees on prospective notice.
5. Customer Responsibilities and Acceptable Use
You are solely responsible for how you configure and use the Service, including the property information, screening criteria, and messages it sends on your behalf. You agree to use the Service only for lawful leasing and property-management purposes.
Consent and telemarketing law: You represent and warrant that, for every phone number and email address you provide or cause the Service to contact, you have a lawful basis and any legally required consent to contact that person by call, text, and email, and that such contact complies with applicable law including the Telephone Consumer Protection Act and comparable state laws. You will honor opt-out requests (including replies of STOP) and will not use the Service to send unlawful, harassing, or unsolicited marketing.
Fair housing and non-discrimination: You are responsible for ensuring that the criteria you configure and the decisions you make comply with the Fair Housing Act and all applicable federal, state, and local fair-housing and anti-discrimination laws. LeaseLine applies the criteria you configure; it does not independently verify their legality, and you remain the decision-maker.
Tenant screening: If you use the Service in connection with tenant screening, background checks, or credit information, you are responsible for compliance with the Fair Credit Reporting Act and applicable state screening and adverse-action laws. LeaseLine is not a consumer reporting agency and does not provide consumer reports.
You will not misuse the Service, attempt to disrupt or reverse-engineer it, use it to violate the rights of others, or upload unlawful content.
6. Automated Communications and AI
The Service communicates using automated systems and artificial intelligence. It identifies itself as an automated assistant. Its responses are generated by AI and may be inaccurate or incomplete; they are not legal, financial, or professional advice, and they are not a substitute for human review. Phone calls may be recorded and transcribed to provide and improve the Service. You are responsible for providing any notices and obtaining any consents that applicable call-recording and privacy laws require in the jurisdictions where you and the people you contact are located.
7. Data and Privacy
Our handling of personal information is described in our Privacy Policy. With respect to information about prospective renters and applicants that the Service collects on your behalf, you are the party that determines the purposes and means of processing, and LeaseLine processes that information as your service provider in order to provide the Service. You are responsible for having the necessary rights and disclosures for that processing.
8. Third-Party Services
The Service integrates third-party providers, which may include Twilio (telephony and messaging), ElevenLabs (voice), Anthropic (AI), Resend (email), Stripe (payments), and cloud hosting providers. Your use may be subject to those providers' terms, and we are not responsible for their acts or omissions.
9. Intellectual Property
LeaseLine and its licensors own the Service and all related software, content, and trademarks. Subject to these Terms, we grant you a limited, non-exclusive, non-transferable right to use the Service during your subscription. You retain ownership of the data you provide, and you grant us the rights necessary to host and process it to provide the Service.
10. Disclaimers
The Service is provided on an as-is and as-available basis. To the fullest extent permitted by law, we disclaim all warranties, express or implied, including merchantability, fitness for a particular purpose, and non-infringement. We do not warrant that the Service will be uninterrupted, error-free, or that AI-generated output will be accurate.
11. Limitation of Liability
To the fullest extent permitted by law, LeaseLine will not be liable for any indirect, incidental, special, consequential, or punitive damages, or for lost profits, revenues, or data. Our total liability arising out of or relating to the Service will not exceed the amounts you paid to us for the Service in the twelve months before the event giving rise to the claim.
12. Indemnification
You will indemnify and hold harmless LeaseLine from claims, damages, and expenses arising out of your use of the Service, your content or criteria, your communications with prospects, or your violation of these Terms or of any law, including telemarketing, fair-housing, screening, and privacy laws.
13. Term and Termination
These Terms apply while you use the Service. You may stop using the Service and cancel at any time. We may suspend or terminate access for violation of these Terms, non-payment, or as needed to comply with law or protect the Service. Provisions that by their nature should survive termination will survive.
14. Changes
We may update these Terms from time to time. Material changes will be posted here with a new effective date, and your continued use after they take effect constitutes acceptance.
15. Governing Law
These Terms are governed by the laws of the Commonwealth of Massachusetts, without regard to its conflict-of-laws rules, and the state and federal courts located in Massachusetts will have exclusive jurisdiction, except where applicable law provides otherwise.
